Chimney Scan $199

$199 for the first flue, $99 for each additional flue with extreme temperature changes here in the Midwest and age of a home, the fireplace experiences these stresses which can create exposed gaps or cracks in the chimney flue leaving opportunity for embers to enter the structure and cause a possible fire. The only way to ensure complete safety is to send a 360 degree camera specially designed for chimney’s to identify possible damage. Estimates for a flue liner to correct damages can run in thousands of dollars, although the safety of your family should be motivation enough.

Radon Testing $150

Radon is the second leading cause of lung cancer in the United States. Radon is a radioactive gas that forms naturally from radioactive metals breaking down in rock, soil, and groundwater. This toxic gas seeps through homes and buildings unless properly mitigated. Previous or current smokers are at greater risk for lung cancer living with Radon exposure. Homes over 2,000 square feet require additional monitors and add $100 for every 1,000 feet.

Lead Testing $199

Lead is a toxic substance that can show up in paint and even in your water supply. Exposure can lead to a variety of problems to the nervous system and brain development especially to young children. If your home was built before its ban in 1978 or later, we highly recommend testing this carcinogen. We recommend booking at least one week in advance so we may receive results of testing the same time as the inspection is done.

Asbestos $199

Once a commonly used building material in many parts of the home, Asbestos was discovered to be a direct link to cancer. If your home was built before its ban in 1978 or later, we highly recommend testing this carcinogen. We recommend booking at least one week in advance so we may receive results of testing the same time as the inspection is done.

Repair Estimate Report $150

This is a list of repair estimates gathered directly from your inspection report. You can use this report in your purchase negotiations to clearly communicate actual cost estimates for defects found.

Mold Testing $199

This price is for one room up to 800 sqft and one control test done outside. Each additional sample is $100. We recommend this testing if mold is suspected through odor or visual evidence or if you are sensitive to airborne pathogens.

The Tools

Drone

We try to walk the roof any chance we get. In any occasion that prevents us from doing so, such as the weather, fragile roof material, or any instance where we feel the Home Inspector’s safety is a jeopardy, we use a drone which can take high definition photos and videos.

Moisture Meters

Water is a major concern for places it should not be in. In any instance where signs of moisture are present or past, we use moisture meters to accurately detect any current leaks or water intrusion. Important areas of the home include water seepage in basements, leaks in attics, and under sinks.

Gas Leak Detector

Gas leaks can be extremely hazardous and waste money. We use Gas Leak Detectors when we suspect weak points in gas piping both in the Interior and Exterior of the home.

Thermal Imaging

This is a very useful tool in identifying anything from suspected moisture intrusion in basement’s, inefficient windows, unexplained drafts, air leaks around doors, identifying faulty ductwork, lack of proper insulation, and much more. You need to know if your home is throwing money away every month from it’s lack of energy efficiency.

The Report

The Inspection Report is your final product. It needs to have all of the home’s defects in easy to understand language to help you make an informed decision on your purchase. We write our quality reports on the latest software explaining defects through high definition pictures and videos along with simple written descriptions explaining our recommended course of direction after the inspection. The report is delivered within 24 hours of the inspection as a digital copy you are able to share.

We believe we provide service above and beyond our competition by focusing on you and helping you understand your home. Our Home Inspections typically last between 3-5 hours depending on the size of your home and up to another 2 hours writing the report. Our price includes everything and we don’t charge for follow up calls. Add-On Service Inspections are beyond the Standards of Practice set by the State of Illinois. These services we offer are extra as they require additional training, certifications, specialized equipment, and time to perform. However, these services are offered at discounted rates when bundled with a Home Inspection. The price you see is the price you pay. No add on costs or fees!

Once the Inspection is booked through our site, we send you a confirmation email containing your receipt of Inspections booked along with the date. We follow up with a phone call introducing ourselves and answer any questions you may have. Expect to be present for the inspection as this is the best opportunity to fully understand your new home and any issues it may have. The inspection itself takes about 3 hours depending on the size of the home. You may follow the inspector as he goes through the home or you could also show up an hour after the inspection scheduled start time to minimize your waiting.  

We are required to follow a Standards of Practice which lays out what we inspect and what we don’t. To have a through understanding of what to expect, you can view a copy of the Standards of Practice Here. 

Of course! We want you to be there learning about your new home. Any question you have on any defect or just curious how your home works, we are happy to help as much as we can. 

We make every effort to walk on the roof. However, when certain conditions make it unsafe for our Home Inspector such as roofs higher than 12 feet, bad weather conditions, steep sloping roofs, or instances where the roofing material could be damaged, we rely on drones. Drones provide a safe option to inspect the roof at different vantage points not always accessible otherwise. High definition photos and videos are included in the final report.

We deliver your final report within 24 hours of the inspection. If you are booking Mold, Lead, or Asbestos Inspections, we highly recommend you book at least a week in advance as these tests require additional time for laboratory results. We usually come to the home a couple days before the inspection to take and send out those samples so the results are ready at the same time as your Final Inspection Report.

Yes! If for whatever reason you are unsatisfied with our work during the inspection we refund you your money and walk away. However, once the report is delivered the guarantee is no longer effective.

The Standards of Practice as set by the State of Illinois only require a “representative number” of outlets and windows to be checked along with doors and cabinets. However, our own Best Practices allow us to check ALL of the above in a home so you have assurance using all of your home.

You can expect to have an easy to understand digital copy of your Home Inspection Report filled with high definition pictures and videos explaining any defects found along with a recommended course of action on each of those items. The Standards of Practice guides in defining the scope of work an Inspector will perform. This also states the areas not required to inspect. It is meant to protect the Customer as well as the Home Inspector by defining clear expectations beforehand so there is no confusion or frustration.
